Child-Safety Window Restrictors in Tunbridge Wells
Upper-floor windows fitted with restrictor stays that limit opening to a safe gap and override with a key for emergency egress. From £95 per window.
Any window above ground level where a small child can reach the handle is a safety case. Window restrictors limit the maximum opening to roughly 100mm — wide enough to ventilate, not wide enough for a child to fit through — and override with a key for cleaning and emergency egress.
Peace of mind for families & landlords
When restrictors are needed and how they work
Restrictors are particularly important on first-floor and above windows in family homes and rental properties. They sit alongside the existing hinge and don't change the look of the window. The key overrides them so adults can open the window fully for cleaning, decorating or escape in a fire.
- Cable restrictors: Steel cable limits the opening to ~100mm; releases with a key. The standard fit for most casement windows.
- Lockable restrictor hinges: A higher-spec replacement for the existing hinge — restrictor function built into the hinge itself.
- Sash-window cams: Small surface-mounted cams that prevent vertical sliding sashes from being lifted beyond a safe gap.
- Bi-fold & patio restrictors: Travel limiters that prevent doors from opening beyond a safe pass-through width.
- Egress-hinge compatibility: Where a window is also a designated fire escape route, we fit components that meet both requirements.
Where a landlord lets a property to a household with children under five, fitting restrictors to upper-floor windows is good practice and increasingly expected by letting agents and insurers.
Why repair, not replace?
Restrictors cost from £95 per window fitted. New child-safe windows cost ten times that. For homeowners with young children and landlords with family tenants, this is the cheapest single safety upgrade you can make to an existing property.

Frequently asked questions
Real questions from real customers in Tunbridge Wells and Tonbridge.
-
Are window restrictors a legal requirement for landlords?
Not as a blanket rule, but they are strongly recommended where children under five could be present, and many letting agents now require them as a condition of letting first-floor-and-above flats. RoSPA and the HSE both recommend them in family homes.
-
Can I still escape in a fire?
Yes. The restrictors we fit are all key-overridable. The same key opens every restrictor in the house. We hand over two keys and recommend you keep one in a visible, accessible spot in each room — not in a kitchen drawer.
-
Will it stop me opening the window for cleaning?
No. Insert the key, turn, and the window opens fully. Lock again afterwards. Most people leave the restrictor engaged at all times when children are in the house and disengage it only for occasional cleaning.
-
Do you fit to aluminium and timber windows too?
Yes. Cable restrictors are universal; restrictor hinges are profile-specific so we'll match the existing hinge type at the survey.
-
How long does it take to fit?
Typically 15–25 minutes per window once we're on-site. A whole upper floor is usually a single morning's work.
